Hello, our names are Phil and Sue Cornish, and we would like to introduce you to our privately owned Florida villa.  

Come to a place where there is excitement around every corner.  Where world famous attractions amaze all visitors - both young and old.  Orlando, a destination beyond imagination, is a holiday you and your children will never forget.  But do not just book a hotel room, why not book yourself a private villa where you and your family can enjoy the space and luxurious surroundings that you deserve.  Picture yourself leaving the theme parks after an enjoyable and exhausting day and then just 15 minutes later relaxing in the privacy of your own pool sipping ice cold drinks - lovely !!!

LOCATION

Our luxurious, five star single-storey, family villa is situated on the highly sought after residential lakeside community of Indian Point which is around 2 minutes drive from Highway 192.  Indian Point is featured in many leading travel operators holiday brochures.  The actual location of the villa is in a quiet road with very little traffic.  Our own children are quite young, and their safety was one of our main priorities when we chose the position for our home.  Our regular guests particularly value, the charm and warmth only achievable with a family run concern such as ours. Where holidays are concerned, our villa has been designed with families in mind.  The location is perfect, quietly situated yet just a short drive to all the attractions, shops and restaurants that make Kissimmee so popular.  

It is conveniently situated for the 'Magic' of Walt Disney World (Magic Kingdom, EPCOT, MGM Studios and Animal Kingdom), which are just a short 10 minutes drive away.  Universal Studios, Islands of Adventure, Sea World and all the other fantastic attractions are just a little further away.

For all your shopping needs, we are about 2 minutes away from a 24 hour Wal-Mart superstore, and around 5 minutes from a Publix supermarket.  

Kissimmee is 30 minutes drive from Orlando International airport and about one hours drive from Sanford airport.  Approximately one hours drive to the East is Kennedy Space Centre with Daytona Beach being further North up the coast.  Ninety minutes drive to the south is Tampa Bay, Busch Gardens and the beautiful beaches of the Gulf coast, with its 178 mile stretch of bays, lagoons and islands.

OUR HOME

Is a five star superior detached villa with high vaulted ceilings and ceiling fans to give that feeling of space and opulence, and is fully equipped to the highest luxury standards.  All rooms (except for the bedrooms) have been completed with cooling floor tiles.  The bedrooms have been carpeted for that extra touch of comfort when not wearing shoes.  The entire house has been furnished to an executive standard by a professional interior designer.  It has full air conditioning and its own private swimming pool with plenty of terrace space in which to sunbathe.  The villa is fully licensed and registered in the State of Florida and conforms to all legal and safety requirements including smoke alarms, fire extinguisher, patio door alarms (this is to ensure that children cannot enter the pool area without supervision). The villa is also wheelchair friendly with no stairs to negotiate.  

ACCOMMODATION

The villa has 4 large bedrooms and will comfortably accommodate 8 people, plus an infant in the cot/crib.  There is a king bedroom with full en-suite facilities, a double bedroom also with en-suite facilities, and two other bedrooms each with two single beds.  There is also a family bathroom, making our home ideal for two families sharing.  There is a large lounge, dining area and a fully fitted kitchen with cooker, dishwasher, fridge-freezer (with ice maker), microwave, toaster, waste disposal etc. together with a full compliment of crockery.  A washing machine and tumble dryer are housed in the large double garage.  Two hairdryers, an iron and ironing board are also supplied.  Two telephones (one in the kitchen and one in the master bedroom), provide free local calls.  We provide, free of charge a cot (crib) and highchair for our smaller guests.  A full compliment of linen is provided, although we would ask you to bring your own cot linen.  Please visit our "picture gallery" at the top of this page to view our home in more detail.

INTERNET ACCESS

For owners of laptops, dial up internet access is available through budgetdialup.com (for which they make a small charge).  If you require further detail, please contact us direct and we can provide all the information you will require.

NO SMOKING POLICY

For your own comfort and safety, and in accordance with previous guests wishes, we would kindly ask you to refrain from smoking whilst inside the villa.

COMMUNAL FACILITIES

Communal facilities close to our home include a small children's play area, tennis courts, basketball court and a large communal swimming pool (don't forget you have your own pool).  The communal pool shallow end is 3 feet gradually getting to its deepest point at 6 feet deep.  There are 3 picnic tables in the shaded area so you can enjoy your food in comfort.  There is also a jogging trail and lake walk for those of you who like to keep fit on holiday.  These facilities are free of charge to our guests.

MANAGEMENT COMPANY

The villa is maintained by a local professional management company who ensures that the villa is immaculate for your arrival.  Cleaning and maintenance of our home is a very high priority for us and our management company always ensures that these are completed to rigorous standards.  The swimming pool and lawns are also maintained to a very high standard.  Furthermore, a co-ordinator is on 24 hour call in case of emergencies.

Should you require the pool to be heated, then this will be charged at £80 ($120)  per week or £12 ($18) per day.  

The cost of the villa is per week (not per person) and includes all taxes.  The only additional optional extra is for pool heating.  As it will accommodate up to 8 persons in comfort, the more in your party, the cheaper the cost per person.

BOOKING THE VILLA

If you do decide to book with us, please telephone us on 01268-762830 (outside the UK 01144-1268-762830) so that we can confirm that the dates you require are available.

At the time of booking, a non refundable deposit of £200 ($300) is required.  The balance of the rental becomes due 8 weeks before departure, together with a refundable security deposit of £100 ($150).  The security deposit will be returned to you within 14 days of  completion of your holiday, providing all keys are returned and our Management company report no loss or damage.
